We are currently testing an 80% buy to let product using private/hedge funds, the loan will be based on the value, not the purchase price, and can be used for:

The market is continually changing in obtaining finance for buy to let properties that need to be refurbished. There are still a number of schemes available and below is a list of the most popular:
1. Open bridge/remortgage within 6 months
The open bridge purchases the property with a loan of up to 75% of the open market value, which cannot exceed 100% of the purchase price. After the works have been completed a remortgage is arranged to 70% of the new value.
2. Open bridge and sale within 6 months
As above but the property is purchased by someone else and then sold to you at 75% of its new value.
